Seaview Garden Estates – West Vancouver, BC
Coriolis designed and managed a Request for Offers and disposition process for the sale and redevelopment of a privately owned high density residential site in West Vancouver. The ownership of the property is structured as a corporation, with individual shareholders having leases on apartment units in the existing older structure. Coriolis helped the shareholders develop a strategy for disposition and has designed and implemented a process for receiving offers, agreeing on the preferred offer, and accepting offers to purchase.
Squamish Oceanfront – District of Squamish, BC
Coriolis has been retained by the District of Squamish to help develop business terms for the sale and development of a large oceanfront parcel of land near downtown.
City Centre Plan Implementation – Fort McMurray, Alberta
Coriolis is working with the Regional Municipality of Wood Buffalo to develop a capital funding strategy for public realm work and infrastructure that will make downtown Fort McMurray more attractive for high density residential development. The project is exploring the potential for tax increment financing, off-site levies, and strategic land sales as ways to fund parks, civic facilities, and servicing.

Resilient Economic Development Strategy – Richmond, BC
Coriolis prepared a 10-year economic development strategy for the City of Richmond, BC. With the international airport, major port facilities, primary industries including fishing and agriculture, major warehouse/distribution facilities, a technology concentration, and a significant tourism sector, Richmond has a large and diverse economy that accounts for a significant share of metro Vancouver employment. The strategy provided practical guidance for enhancing the local economy in ways that are consistent with the goals of the City’s new Official Community Plan and that reflect the City’s priority on resilience and sustainability.
Density Bonus Study – City of North Vancouver, BC
Coriolis and Toderian UrbanWORKS teamed up to prepare a comprehensive density bonus study for the City of North Vancouver. The study helped the City improve its policies and practices in granting additional density in exchange for community amenities. The study included identification of good practices based on a review of all metro Vancouver municipalities and other major cities in Canada.
